This access statement does not contain personal opinions as to our suitability for those with access needs but aims to accurately describe the facilities and services that we offer all our guests/visitors. 

Access Statement for Hoppickers Barn

Introduction

Hoppickers Barn is in an idyllic location at then end of a rural no through road. It is a 17th century barn conversion within the grounds of the owner’s house.

The barn sleeps up to 5 guests in 2 bedrooms, there is an entrance hallway with WC then all accommodation and open plan living areas are located on the first floor. The barn was renovated in 2010 offering all modern amenities without losing the feel of an old barn. It was used up until the 1970’s to house the hop pickers which visited from the black country every summer to harvest the hops on the farm.

Pre-Arrival 

  • For further details and maps of how to reach us please see the location plan on our website hoppickers.co.uk The postcode is WR6 5JX, final directions are sent through via email with your booking confirmation.
  • The nearest railway station is Malvern Link which is 6 miles away. Taxis are available at this station, if you require an accessible taxi this can be booked through Access Taxis. Phone: 07749 621594
  • The final 300 yards of your journey is a farm track which is unsurfaced before entering the main gate of Pigeon House Farm.
  • If you would like to prearrange a supermarket delivery, please let me know your delivery slot and this can be unpacked ready for your arrival. The nearest shop is a community shop in Alfrick which is located 2 miles away.

 

Key Collection, Welcome and Car Parking

  • Please advise your approximate arrival time to ensure that a member of the team is here to greet you and show you around the property.
  • There is ample parking with 1 signed dedicated gravel area, if you are travelling by classic car we can arrange a secure garage area for you.
  • The parking area is gravel leading to paved brick to the front door (the door is hidden behind an old stable door to the right of the barn), there are sensor lights which automatically come on in the dark from the driveway.

 

Entrance of the Property

  • The old stable exterior door is 28” wide
  • There is a small step up into the wood laminate hallway area which has a WC to the left with an area to hang coats over a large radiator. A small freezer is located under the stairs. The carpeted stairway leads straight for 4 steps ahead of the front door, a small square landing and then left turn to 8 steps up to the level first floor carpeted accommodation.
  • The ceiling lights are sympathetic to the age of the barn.

 

Halls, Stairs, Landings, Passageways

  • The hall, stairs and landing are well lit using a combination of ceiling and wall lights.
  • The lounge/dining room and kitchen are all open plan under the original trusses of the barn with a high vaulted ceiling.
  • There is an opening of 36” to the bedroom and bathroom area, the bedroom doors are 29” wide and the bathroom door 26”.
  • A short pile carpet has been used throughout in the same colour.

 

Sitting Room/Lounge

  • The lounge area is spacious with floor to ceiling panoramic windows overlooking the gardens
  • There is a comfy L shaped sofa with seating for 4 and a large armchair and rectangular coffee table.
  • There is a 40” Smart TV. There is also a DVD player and CD audio system. Please bring your own DVD’s and CD’s.

 

Dining Room

  • The open plan dining area has a large extendable wooden table which seats 6 as standard and when extended seats 8. The height of the table is 78cm.
  • There is a central light over the table with 5 candle style bulbs, this light is on a dimmer switch.
  • There is an antique sideboard with a selection of teacups and saucers, maps, local history books and tasteful woodland figurines.
  • The dresser has a comprehensive file containing an extensive range of tourist attractions within Worcestershire and Herefordshire with a selection of sample menus from local restaurants. Underneath the dresser there are 2 wicker baskets with a range of games for all ages. 

 

Kitchen

  • The open living area also contains the fully kitchen with work surface height of 36” (91cm)
  • There is a fitted fan assisted electric oven with a 4-ring hob and cooker hood extractor fan with light over.
  • The kitchen has a set of 6 spotlights in addition to the main ceiling and wall lights.
  • The fridge and dishwasher are integrated units under the worktop. As stated previously there is a small freezer which is downstairs tucked under the stairwell.
  • Kettle, toaster, microwave and cafetiere are all provided.
  • Glasses and china teacups are all in a wall mounted glass fronted antique pine cupboard and all the crockery and cooking utensils are in built in cupboards under wooden worktops.

 

Bedrooms and Sleeping Areas 

  • The main bedroom has an antique style king sized bed which is 25” (64cm) high from the floor.
  • There is an additional full size single bed (25”/64cm high) in the main bedroom.
  • There is a pine dressing table with mirror and stool plus 2 matching bedside cabinets with bedside lights and a small hanging cupboard which is 46” (117cm) high
  • The main bedroom has a 46” Smart TV mounted on the wall above the hanging cupboard which is located behind the door.
  • The door to this bedroom is 29” (74cm)
  • The 2nd bedroom has 2 3’ single beds which can either be arranged as twins or zip and linked to form a super king size bed. The height of the beds are 23” (59cm)
  • This bedroom also has a bedside cupboard with lamp and a small dressing table with small table lamp and double-sided mirror.
  • In the landing area there is a large antique wardrobe which is 39” (99cm) wide.

 

Bathrooms and Toilets

  • The bathroom has a P shaped bath with a shower overhead and a grab rail at the end of the bath, there is a non-slip mat provided.
  • There is a pedestal washbasin with mirrored cabinet over and low-level flush WC 17” (43cm) from floor to seat.
  • There is a spotlight rail of 4 plus separate lights either side of the mirror plus a shaver socket.
  • A heated towel rail is timed to come on twice a day, morning and evening.
  • The floor is nonslip laminate, and the bathroom suite is white.

 

Laundry/Utility Room

  • There is a laundry room located at the back of the owner’s house with a washing machine, dryer, and chest freezer. This is available at all times on request and a separate rotary dryer is provided on the back lawn.
  • An airer, ironing board and iron is provided in the barn as well as a Henry hoover which is stored under the stairs.

 

Outside

  • The barn has its own enclosed private patio and grassed area in front of the door, (there is access across this to the owners stable yard, bell tent and games room).
  • Guests are welcome to roam around the 8 acres of the small holding however there are unfenced ponds in the paddock which is fenced on the other side of the stable yard. There are 2 horses in the main field, and we strongly advise not walking through with the horses. Use the fenced woodland walk which will take you around the edge of the property.
  • There is a large back lawn with planted apple trees.
  • The farm has many fruit trees which guests are welcome to help themselves to, apple, pear, damson, plum, cherry and walnut.

 

Leisure facilities

  • There is a heated outdoor swimming pool which has a time slot system for fair use between guests. We suggest if you would like to swap a slot to liaise directly with the other guests. For guests to use this they must sign a form of indemnity to indemnify the owners from any accidents. The pool is generally open from the end of May to early September depending on the British climate. This is not fenced. Depth 1.5m.
  • Tennis Court and hut (the court needs resurfacing however is acceptable for a fun game). We do have some spare racquets and balls which may be borrowed.
  • Trampoline (no safety net) next to the swimming pool.
  • ‘The Cowshed’ is our large games room which has a large log burner, table tennis, darts, bar billiards, retro pinball machine, scalextric, and 50” smart TV. This is accessed over the stable yard and is down 3 steps, the door width is 70cm. There is also a small kitchenette and shower room which is used mainly by bell tent guests.
  • Pets are Welcome. A basic dog pack is available on request (bowl, towel, lead, blanket, toy, poo bags). There is a specific dog poo bin located at the main gate.

  • The Barn is a non-smoking property.
  • Dogs are welcome, garden enclosed but not completely secure.
  • There is a fire extinguisher, smoke alarm, fire blanket and carbon monoxide alarm
  • Free Wi Fi with superfast broadband.
  • Mobile networks available (not all services have a good signal)
